Plans to demolish a Carshalton garage and build flats in its place have been approved, but some neighbours aren’t happy.

In August 2023, Salman Gillani applied to Sutton Council to demolish the garage at 4 Grosvenor Avenue and build a two-storey building with four self-contained flats.

At a meeting held by Sutton Council Planning Committee on July 10, the council considered approving the application.

The plan includes a roof terrace and extending the basement for residents, as well as storage areas for bikes and rubbish.

There will also be a rear dormer and front roof lights for aestheticism.

However, some residents aren’t happy with this application.

Laura Matthews, a resident of Grosvenor Avenue, felt her privacy would be invaded.

She said: “The proposal would include balconies at the first floor level together with windows at the roof level all of which overlook my property which will seriously affect my rights to privacy.

“This, together with the proposal for a communal play area in addition to two garden spaces adjacent to my garden is not acceptable.

“The property is surrounded by houses and gardens on either side and gardens to the rear.

“It is not considered appropriate to develop the existing property.”

Her second objection was about the development affecting the neighbourhood and the lack of parking contained in the proposals.

She added: “It would appear that only one parking space will be provided resulting in a major increase in on-street parking on what is already a busy street.”

Peter Blackett, another resident of Grosvenor Avenue, said: “I feel it is an overdevelopment of the site, and is a back garden development, leaving no space and garden available for the residents to enjoy.

“It would not be in keeping with the surrounding properties, and the demolition of the garage and the use of the area is not in keeping with the area that the property is in.”

Grosvenor Avenue resident Folakemi Dawodu objected to the extension of the existing basement, saying: “As I live directly above, I will be impacted by any issues that occur such rising dampness and flooding.

“Also, the property is on the corner of the road and does not have support on either side. I am concerned that the level of work involved will cause damage to the structure of my property.”

Sutton residents are divided on the plan with 46 objections and 45 supporters.

Sutton Council has approved the application and work is set to commence next month.
