Property experts from AptPay reviewed transaction records from the HM Land Registry, focusing on all property sales that took place between August 2023 and August 2024.
The key objective was to identify streets where homes were consistently sold for less than Croydon’s average house price of £389,231.
After searching through the data to identify the most popular streets in Croydon where houses sold below the average, we then looked for the cheapest streets in the area that also featured houses sold at below-average prices.
Park Lane at CR0 1JA was the cheapest street in Croydon’s housing market.
The average house price for that street was £87,000.
Handcroft Road at CR0 3LE and Saffron Central Square at CR0 2FW were second and third, with the average price for both being £92,000.
Holmbury Grove at CR0 9AQ was the fourth cheapest street, with an average price of £100,000.
Laundry Close at CR0 2WJ came in at fifth with an average sale price of £105,000.
Sanderstead Road at CR2 0FG was sixth on the list with an average price of £107,500.
Limpsfield Road on CR2 9BY was seventh on the list with an average price of £110,250.
The eighth cheapest roads were two branches of Brighton Road.
Brighton Road at CR2 6AS had an average sale price of £112,500 where three property sales were made, while Brighton Road at CR2 6AQ had an average price of £116,200.
