Four family homes could replace two bungalows in Croydon if the council approves the plans.

In June 2024, Aspect Living Ltd applied to Croydon Council to demolish two bungalows standing at 159-161 The Glade in the Shirley North ward and replace it with four homes with parking, gardens, cycle and visitor parking.

The Croydon Council Planning Sub-Committee will discuss whether to approve or reject the application tonight (October 17).

Each house will be a four-bedrooms, capable of housing four people.

There would be six parking spaces, and 10 cycle spaces for long-stay bicycles.

In the past, proposals were rejected by the council for a variety of reasons, ranging from the plans being considered an overdevelopment to concerns that the buildings would overlook other properties on The Glade.

The site is accompanied by nine trees, and the applicant stated that the proposal would involve the chopping down of a single tree.

However, they also stated that the planners will plant plants and trees to increase greenery and vegetation.

The Glade has a PTAL (Public Transport Accessibility Level of 1b, meaning access to public transport is extremely poor.

The nearest train station is Eden Park Station, which is a 26-minute walk from the Glade, and Norwood Junction, which is nearly a 40-minute walk away from the site.

The plans have already received objections, including from the Monk Orchard Residents Association Group who said in the summer that “this proposal definitely does not respect the character of the locality.

“The area is designated as inappropriate for incremental intensification, with a PTAL of 1b, and there is no likelihood of increased supporting infrastructure.”

Cllr Richard Chatterjee also objected to the development in the summer, saying the development was too dense for the area, had poor public transport links, and featured bad design with overly tall buildings and small windows.

In total, six objections have been submitted on the Croydon Council website and there are zero supporters.

Having taken in the objections, Aspect Living Ltd have submitted these new plans and councillors and objectors will raise their thoughts at tonight’s meeting.Top of Form
