A shop at the bottom of a new block of flats built on the site of an empty pub has gone up for rent.
The former Queen’s Arms pub in South Norwood was demolished to make way for a block of 30 flats.
The plans were given the green light in April 2021, at which time the pub had stood empty for 14 years.
Previous plans for a block of student flats, approved in 2018, never got underway.
Now, a shop at the bottom of the building in Portland Road has been listed on property website, Zoopla.
The advert reads: “The property forms part of mixed-use development that is currently under construction.
“The building is part three/four/five storeys and provides commercial space at ground floor level and 30 self-contained apartments.
"The commercial unit will measure 800 square feet.
"It will be provided in shell and core condition ready for tenant fit out.”
It is offered for rent at £20,000 a year and it currently has permission to be used as a shop, ‘professional or financial services’ like a bank or building society or for a research and development site.
But the listing said the landlord is willing to consider other uses, which will need planning permission.
The development is expected to be completed by Autumn this year.
The shell of the building looks to be taking shape but there no windows installed and there is still scaffolding up and hoardings around the site.
The block is being built by Sterling Rose Homes which in June 2021 secured £6.5million in funding from Paragon Development Finance for the development.
The developer was founded by Miheer Mehta 10 years ago. Last year, he said: “This development will replace an unsightly, derelict pub with stylish new apartments and commercial space, injecting more life into Portland Road and helping with the broader regeneration of the area.”
While finance managing director at Paragon, Robert Orr, said the new homes will “breathe life back into Portland Road”.
